Management, operation, maintenance and development

Manager (F):

Include management, planning, organization and control of the total FDVU work. Development of plans, budgets and estimates. Tenants Administration. Creating, tracking and fulfillment of agreements, assurances, promises and forskifter. Management of personnel and Arealdisponering, plans, and needs

Operations (D):

Includes all tasks and procedures that are necessary for the building to function as planned, both funksjonlet, technically and financially. Main activities are the operation and maintenance, cleaning and energy.

Maintenance (V):

Includes the activities necessary to maintain the building and the technical installations at a fixed level of quality, and thus make it possible to use the building for its intended purpose within a given life. Ongoing or emergency maintenance is not planned activity that must be performed to correct the unforeseen damage or defects. Planned maintenance is work related to repairs of normal wear and tear to prevent decay. Replacements are costs related to replacement of building components that have a shorter life than the building.

Development (U):

Measures that maintain the building's value over time and thus takes into account the new functional requirements, changing market conditions, or new laws and forskifter. Development costs will, in contrast to ordinary maintenance costs
raise FDV object's quality beyond original specified level.

FDVU
