It does not matter if you might be buying or selling real estate, it is usually recommended to have a real estate agent at your side. They can easily guide you through the process and guarantee that the sale goes well for everybody involved. More recently, however, a lot of people try to find discount real estate agents in an attempt to conserve money. The question is, "are discount real estate agents really safe?"
First thing you should understand while searching for a real estate agent is the fact that the percentage the realtor is going to charge you is NOT generally negotiable. A lot of brokers simply won't allow their agents to lower their commission. On the other hand, a few real estate brokers will not just permit agents to cut their commission, they basically encourage it. Just how much that they are ready to negotiate, however, will vary from agent to agent. It is always advisable to try and save some money but you should not do so at the expense of losing some of the quality in the process. Discount real estate agents are certainly available and you can negotiate a bargain in many areas but you should also make sure that you have an individual that is going to work hard for you and guarantee that the transaction goes well.
Something you will need to do if you are selling your house is have it listed on your local Multiple Listing Service. It is estimated that practically 90% of home sales in the country come about through an MLS listing. Discount real estate agents will definitely be able to list your home for you. However, if that is all they will do then you might as well work with a one-time flat fee MLS service. A flat fee service can save you much more money. Then again, if you are looking for more than that, if you are looking for somebody that will also be on your side the entire time to help find qualified people to see your home and to get it sold soon then you need to pay out some commission. If you're able to find a real estate agent that is ready to cut half of their share of the commission you have a very good deal. An average commission for the selling agent is 3%. So if you're able to get the realtor to cut their commission by 1.5% you can save yourself thousands of dollars.
If you're purchasing a home your situation is somewhat different. Since the buyer is not the one having to pay the commission you might believe a discount real estate agent wouldn't be needed. However, buyers can also find discount real estate agents that offer part of their commission back to the buyer at closing. If you are purchasing a home and the agent is willing to offer you 1% back at closing you can end up receiving a check for several thousand dollars at closing. A few thousand dollars would make a nice house warming gift for anyone.
Either way,if you are buying or selling real estate, discount real estate agents can help you save big in the long run.
